Capture yearly contract cost on ast_contract table

We have contract which are 4 - 5 years and we would like to capture cost value per year for these contracts.

ServiceNow OOB provides fields such as monthly cost and yearly cost but it auto populates these field values based on payment schedule field : 

For example, when the payment schedule is Annual:
yearly_cost = total_cost
monthly_cost = total_cost / 12

So, if a contract is x years and the total_cost is entered as 100 with Annual billing, the platform interprets 100 as the annual payable projection, not the full 3-year rolled-up amount. 

The yearly_cost remains 100 and not 33.33.

What is the solution other than manual update to cpature yearly cost for the contract ?

Yes, this is a known limitation. I would suggest to do not modify any OOB fields or calculations. 
In you example, as it is exactly three years it's easy to calculate the Payment amount but if it is less than 3 years like 2 year 3 months 4 days then it's hard to calculate such things. I would encourage you to manually update the Payment amount based on your start and end date. Rest, BR will take care of it.
