How to add help text to a variable in a variable set to display the text to only one catalog item

Hello,

We have a variable set which is being used in many catalog items. I have a requirement to display help text for one of the variable in that variable set. But I need to display that help text for only catalog item. Since the variable set is being used in other items, I cannot add the help text to that variable directly. Any thoughts on how this can be achieved? Any help is much appreciated.
