How to manage space components

Hi all,
if one uses the location directory, and navigate to a given space, you can "Raise an Issue" agains that space. The "General Request" item opens, in the lower section of this item the user has the option to select "Items": "belonging to me" or "general workplace items"

OOTB this seem to be tied to EAM and I'm struggling to find a solution for my use cases:

  • Easy path:
    A workplace has a hight adjustable desk, a storage container and a chair. Now we we like to directly created a case oft that specific item. In that case I assume cmdb_ci_building.furniture would be the best way as I can link that to a space. Correct?

  • The real deal:
    Same as above, plus I would like to manage the live cycle and the cost, warranty etc.  That looks more like using using facility assets with product models. Where I understood that Executive Chair (Herman Miller) would be a product model and below I would have the CI as a unique traceable item.  I so far, I failed to link the CI to that product model. Would that refer to the building furniture table?

Did you realize similar  use case?
Ayn idea what would be the best way?
And for the SN Devs ready with us, what was the original plan with that function?
